As you may know, the MLS is not the
same as any public real estate website such as Yahoo
Real Estate, Homesdatabase.com or Realtor.com. The
MLS, or Multiple Listing Service, is an extensive database
of homes for sale (or rent) listed by Realtors® and
can be accessed only by Realtors®. Each area has its
own MLS which is made up of Realtor® members who agree
to share their listings with one another in the hopes
of procuring ready, willing and able buyers for their
properties more quickly than they could on their own.
Most MLS's now share their listing
information with the public through various real estate
websites. Paraphrased, condensed versions of MLS listings
now appear on sites such as Realtor.com, Zillow, and
Yahoo Real Estate, who get their information directly
from the MLS system. Additionally, licensed real estate
agencies, who belong to the MLS system, can choose
to display these paraphrased MLS listings on their
own company websites. The listings that you see on
these public websites are shortened versions of actual
MLS listings, and are not the full version that
Realtors® use, nevertheless they are heavily searched
by the public and buyers who are not working with agents
tend to use these sites exclusively.
